London’s population is growing by approx. 100,000 people per year, but housing can’t keep up.

Urban sprawl is increasing by nearly 10,000 hectares per decade.

The Market

London’s population growth has created significant strain on housing, with costs driving social challenges. This presents an opportunity for high-density housing in central locations with 30% of all residential properties in central London are 1-bed studios, creating a:

serviceable obtainable market of approx. 58 units/year.

Research Insights

I conducted a detailed market analysis, identifying successful models in other markets like LA-based Bumblebee and Ori. Primary research revealed demand for cost-effective, space-efficient, transformable solutions.

Strategic Direction

A competitive analysis revealed a gap in the housing market for UK-based, developer-focused solutions that enable high-density living without sacrificing liveability. 

Financial Feasibility

Financial modelling, based on an example 85 unit development, Mapleton Crescent, demonstrated how this solution could considerably increase developer profitability.

26% increase in developer profits, approx. £2.59M

Conceptual Design Solution

The solution features a modular, transformable living space designed for off-site manufacturing. The design prioritises ease of installation and cost-effectiveness.
